Surviving from the early 1900’s, the owners want to preserve and reinforce the existing building and expand, using a seismic bonus to create a new second floor and roof terrace. Located on a corner, in the center of downtown Palo Alto, the single-story, brick masonry facade is a visual landmark but has few windows facing the side street. Transforming this facade to include new window openings for a retail tenant was a priority while creating a new lobby for the second floor office tenant. The masonry wall will still be a landmark, utilizing much of the old brick in any new construction, but the upper floor and roof terrace will be clad in metal panel and glass to provide daylight and views for the new office users.
